Major Funding Injection for Manchester's Ferrous Residential Scheme

A significant £1.6 million funding package has been awarded to support the Ferrous project, a 107-home development in what is widely regarded as one of Manchester's most exciting new neighbourhoods. The financial boost comes from the Greater Manchester Combined Authority's brownfield housing fund, specifically designed to regenerate previously developed sites and accelerate local house-building across the region.

Project Details and Community Enhancements

The Ferrous project will feature a 15-storey apartment block situated off Chapelton Street, near Piccadilly Station. Beyond the residential units, the scheme includes the creation of a new pocket park and a dedicated kiosk intended to host an independent food or drink business, adding valuable green space and commercial vitality to the area.

Originally approved by Manchester City Council in 2022, construction is scheduled to commence later this year, with an anticipated completion date in 2028. The land, previously owned by Transport for Greater Manchester, is located in the Piccadilly East area, which has been transforming from derelict industrial sites into a vibrant urban district.

Developer's Vision and Past Achievements

Developer Capital&Centric, an early investor in the neighbourhood, has released new images showcasing the potential appearance of the finished project. The company has a track record of successful regeneration in the area, including:

  • The restoration of Crusader Mill into new homes
  • The delivery of the Phoenix apartments
  • The conversion of Neptune Mill into creative workspace
  • The development of the 275-bedroom 'Jenga' hotel, now operated by Leonardo Hotels

Tom Wilmot, Joint Managing Director at Capital&Centric, emphasized the importance of the funding: "The GMCA funding is helping unlock new homes on a challenging city centre site while allowing us to deliver affordable homes as part of the scheme. We've also carved out space for greenery and an independent operator because small pockets of public space make a massive difference. In a post-industrial city you have to go big on planting. Kampus showed that and we want to create a mini version here."

The Piccadilly East area was named one of the best up-and-coming places to live in 2022 by The Sunday Times, highlighting its growing appeal.
