Solihull Village Expansion: 54 New Homes Proposed in Cheswick Green Development
Solihull Village Expansion: 54 New Homes Proposed

Solihull Village Set for Major Expansion with New Housing Estate

The small Solihull village of Cheswick Green could see its size increase significantly if a new housing development gains planning approval. Developer Spitfire Homes has unveiled detailed plans to construct a brand-new estate comprising 54 homes on land located off Creynolds Lane.

Currently, Cheswick Green has a population of approximately 1,700 residents. This proposed development would add more than 50 new properties to the village, marking a substantial expansion. A full planning application was formally lodged with Solihull Council earlier this month, initiating a public consultation period where local neighbours and stakeholders can voice their opinions.

Site Details and Proposed Housing Mix

The development site spans 3.14 hectares, with Creynolds Lane to the north and Shirley Golf Club bordering the southern edge. The proposal includes a diverse mix of housing, featuring one to five-bedroom homes designed to cater to various household sizes and needs.

In a planning statement prepared by agents Marrons, it is highlighted that the site lies within the green belt. However, the developers argue that the proposals meet specific criteria for development on so-called 'grey belt' land. Should the council determine the land is not classified as grey belt, the statement asserts that a clear and compelling set of very special circumstances exists to justify the development, outweighing any potential harm identified.

Affordable Housing and Community Benefits

A significant aspect of the proposal is the commitment to deliver 27 affordable dwellings, representing half of the total homes planned. The development aims to create an attractive, high-quality living environment that respects and enhances the local character of Cheswick Green.

The scheme promises meaningful wider community benefits, including:

  • New public open spaces for residents to enjoy.
  • Dedicated children's play provision within the estate.
  • Sustainable access improvements to promote greener travel options.
  • A contribution towards specific local infrastructure needs, notably the delivery of a shared pedestrian and cycle path along Creynolds Lane.

Furthermore, the development is positioned to support the long-term viability of the neighbouring Shirley Golf Club. By releasing surplus land and reinvesting proceeds into upgrading the club's ageing facilities, the proposal aims to sustain this valued community asset.

Public Consultation and Next Steps

Eye-catching artist's impressions have been included in the application documents, showcasing the proposed aesthetic of the new homes and the planned children's play area. A formal public consultation is now actively underway, providing residents with an opportunity to review the plans and submit their comments.

The closing date for all submissions is set for May 6. Interested parties can view the full application details and submit their feedback by searching for application reference PL/2026/00653/PPFL on the Solihull Council planning portal. This period of public engagement is a critical step before council planners make their final decision on the future of this significant village expansion project.
