Bruntwood Unveils Detailed Plans for Stretford Town Centre Transformation
Developer Bruntwood has formally submitted a planning application for the next significant phase of the extensive Stretford town centre regeneration project. The ambitious scheme seeks permission to construct 248 new residential units on the site currently occupied by the former Stretford Mall, which permanently closed its doors on Friday, February 27.
Residential Mix and Architectural Scale
The proposed development includes a diverse mix of housing to cater to various needs. Plans outline 120 one-bedroom apartments, alongside 114 two-bedroom and 14 three-bedroom houses. A prominent feature will be a modern apartment block, reaching up to 12 storeys at its highest point. The ground floor of this structure is designated for new retail and leisure units, aiming to revitalise the commercial heart of the area.
Creation of a New Central Park
A cornerstone of the proposal is the establishment of a new public park within the development land. Bruntwood emphasises its vision for this space to become a hub for relaxation and social interaction. Rob Elsom, Development Director at Bruntwood, elaborated on the design, stating it will integrate a big green public space right into the heart of the town centre.
"This park will be immediately adjacent to the high street and the new shops, creating a field of vision down to Saint Matthew's Church," Elsom explained. "It'll create an interesting focal point and be somewhere for people to be able to spend time." He further highlighted the ambition to enhance local commerce, noting the potential to create a retail loop connecting King Street, the park, and Chester Road, complementing existing retailers like Aldi.
Project Timeline and Future Phases
With the planning application awaiting validation by Trafford Council in the coming days, a public consultation on the scheme will follow once the full details are made publicly available. On-site activity is imminent, with contractors expected to begin work from the end of this month. Demolition of the mall structure is scheduled to commence in June, with completion targeted for around September.
This application represents just one segment of the broader Stretford regeneration vision. Future development stages could potentially increase the total number of new homes in the area to more than 750, with proposals including affordable housing options among them.
