Gladman Developments has submitted outline planning permission to Telford and Wrekin Co-operative Council for a major development in north Telford, proposing up to 800 dwellings, a mixed-use local centre and community hub, land for a primary school, and vehicular access points.
The 124-acre site off Humber Lane, currently agricultural fields, has been designated for housing in the Council's Donnington Scheme. According to the design and access statement, the site is bounded to the south by Humber Lane and to the north-east by Donnington Drive, with existing residential dwellings and farm buildings at Lubstree Park to the north-west.
Affordable Housing and Timeline
Of the 800 homes, 600 are listed as market housing, while 200 are categorized as social, affordable, or intermediate rent, the application form states. If approved, construction could begin in 2029, with completion by 2042, according to PlaceMidlands.
Planning consultant Gladman Developments stated that the project represents a "significant investment" into local infrastructure. The land is part of a broader plan northeast of Muxton, which includes 15 acres of employment land and approximately 2,700 homes. In the Muxton area, Bloor Homes intends to erect up to 1,300 homes over the next decade.
Community Impact
The development aims to provide a community hub and land for a primary school, addressing local needs. The wider landscape includes arable land, a wastewater treatment plant, barracks to the east, and residential areas and woodland to the south and southwest.
