Jewellery Quarter Development Secures Planning Approval for 269 Apartments

Birmingham City Council has granted planning permission for a significant new mixed-use development in the Jewellery Quarter, with the developer expressing pride in the achievement. The approval was officially given on Thursday, March 19, 2026, marking a key milestone for the project.

Details of the Approved Scheme

The development, known as Hockley Gate, will include 269 apartments alongside 4,671 square feet of commercial space and 5,834 square feet of amenity and management space. Located near Hockley Hill, the site will see the demolition of several industrial buildings to make way for the new blocks.

A notable aspect of the plan is the restoration of the grade-II listed building on Hockley Hill and Well Street, preserving historical elements while modernizing the area. Other structures on the site are slated for demolition to accommodate the new construction.

Commercial and Community Focus

Five new commercial units are planned for the ground floor, facing Hockley Hill and Well Street, with a focus on attracting tenants from the creative industries and jewellery sector. This aims to bolster local business activity and support the area's economic growth.

Richard Whitehouse, director at Hanehouse Developments, commented on the approval, stating, "We are very proud to have secured planning approval for Hockley Gate. This concludes the first part of our journey to deliver much needed homes in this part of Birmingham."

He added, "We were pleased to engage with local residents and businesses during the planning process and would like to thank them for their support and input. We believe the scheme will provide a catalyst for further regeneration in the area."

Next Steps and Strategic Location

With planning now approved, Hanehouse is shifting focus to the delivery phase, working with existing occupiers such as APS to advance the development. The site is strategically positioned on the edge of the Jewellery Quarter, offering convenient access:

  • A 15-minute walk from Birmingham City Centre
  • A 5-minute walk from the Jewellery Quarter train station

This location places Hockley Gate within one of Birmingham's most sought-after residential neighbourhoods, enhancing its appeal for future residents and businesses. The project is expected to contribute to ongoing regeneration efforts in the Jewellery Quarter, providing new housing and commercial opportunities in a historically rich area.
