More than 500 new homes could be built on the edge of Woodford village in Stockport, with plans submitted by Stantec for a development off Chester Road. The proposals include up to 423 homes, an extra care facility for those over 55 with up to 72 beds, shops, food and drink venues up to 100 square metres, new health services, a nursery or day centre, and a new nature park. In total, 567 homes could be built if approved by Stockport Council.

Context and Local Impact

This development would join the nearby Woodford Garden Village on the former Woodford Aerodrome, which includes up to 775 homes, a pub, an extra care unit, and a primary school. Combined, the two projects could bring over 1,300 homes to Woodford. According to 2024 estimates, approximately 2,900 people live in Woodford, with 858 households recorded in the 2021 Census. The plans are included in a draft version of Stockport Council's local plan, which sets out development until 2042.

Environmental and Community Considerations

The site is within the green belt, though no ancient woodland is present. Several buildings and trees will be demolished or removed. Stantec emphasises a 'garden village' approach, with green infrastructure including wildflower meadows, ponds, hedgerows, tree planting, a community orchard, and a wildlife zone. The development aims to create a sustainable, high-quality neighbourhood with a mix of housing types, including affordable homes, family homes, and homes for the elderly.

Opposition and Legal Challenges

The plans face opposition, with over 180 public comments submitted at the time of publication. The Woodford Garden Village development was initially refused by Stockport Council but allowed on appeal due to housing delivery and open space provision. The council has requested a judicial review of that decision, which is ongoing. A planning document from Stantec states: 'The proposed vision is to create a new sustainable, high-quality neighbourhood which significantly improves the local housing offer in Woodford by delivering a range of house types to meet a variety of housing needs.'
