Solihull's 1,600-home masterplan: Phase 2 approved with 228 affordable homes
Solihull masterplan phase 2 approved with 228 affordable homes

Councillors have approved the second phase of Solihull's 1,600-home redevelopment on the site formally known as Mell Square, now called Holbeche Place. The phase includes 228 affordable homes in a nine-storey apartment block and two commercial units on the ground floor, totalling around 1,700 sq ft.

Planning Committee Decision

Solihull Borough Council’s planning committee granted permission for the latest phase on Wednesday. This follows the approval of an initial 346 homes earlier this year, which set the redevelopment in motion.

Habiko Partnership

Solihull is the first West Midlands location for Habiko, a public-private partnership between Muse, Homes England and PIC. Lisa Turley, Development Director at Muse, said: “Securing Habiko’s first homes in the West Midlands is an important step forward for Habiko and for the wider Holbeche Place masterplan. These homes will play a key role in meeting local demand for high-quality, affordable housing, in a location that connects people to shops, services and transport. Working with our partners, we’ve shaped proposals that support a more walkable, well-connected town centre and create a place where people can live well. We’re now focused on moving into delivery and bringing these homes forward for the local community in Solihull.”

Community Benefits

Councillor Karen Grinsell, Leader of Solihull Council, added: “The wider development will create new public spaces, retail opportunities and investment that will benefit residents, businesses and visitors alike. The delivery of high-quality affordable homes through Phase 2 will help to create a thriving new community with the opportunity to live, work and socialise locally, while supporting our ambition to meet housing need and strengthen the town centre for future generations. We look forward to seeing these plans become a reality.”
