Stockport's Skyline Set for Transformation with New Gateway Tower

A prominent but disused pub in the heart of Stockport town centre could be demolished to make way for a significant new residential tower, as part of a major regeneration drive for the area. Provincial Land Limited has submitted a detailed planning application to Stockport Council, proposing a modern building that would reach up to 17 storeys high on the site of The George on Wellington Road.

Details of the Proposed Development

The scheme envisions a mixed-use building with a part-12, part-17 storey structure, designed to act as a 'gateway development' for the town. It would provide 76 new apartments, comprising mostly one-bedroom homes alongside 12 two-bedroom units. The plans also include a co-working space for residents and commercial units on the ground floor, aiming to bring new life to the area. The site is strategically located opposite the Merseyway Shopping Centre and near the iconic Stockport Viaduct.

The George pub has been vacant since 2017 and, according to official planning documents, has since fallen into a considerable state of disrepair, strengthening the case for redevelopment.

Regeneration Benefits and Affordable Housing

This project is a key component of Stockport's wider £1 billion regeneration plan, which has already seen the successful opening of the new Stockport Transport Interchange. The application argues that the high-quality design will positively respond to the local context, including nearby heritage assets, and will 'encourage further regeneration within Stockport town centre'.

In line with council policy, the development will include an affordable housing contribution. The submitted report proposes that three apartments will be offered as 'First Homes', sold at 70% of their independently assessed market value to help local buyers get onto the property ladder.

Stockport Council has set a provisional deadline of February 18, 2026, to make a final decision on this transformative planning application.
