A West Midlands village is set for a significant transformation as plans emerge for a major new housing development on its outskirts.
Major Housing Proposal for Pelsall
Housing developer Miller Homes has revealed proposals to build up to 350 new homes on green belt land off Lichfield Road in Pelsall. The developer is currently preparing an outline planning application for what it's calling the 'Canalside Living' project and has invited local residents to share their views.
The 21.69 hectare site, consisting of agricultural fields north-east of York's Bridge on Norton Road, has already been identified for potential development. Walsall Council's draft Local Plan suggests the area could accommodate up to 580 dwellings, indicating the scale of development being considered for this location.
Transport Improvements and Development Features
The proposed development comes as significant transport improvements are underway in the area. Walsall Council is currently building an additional road bridge next to the historic York's Bridge, which until recently created bottlenecking as a single lane route into Pelsall during peak times.
The bridge project, due for completion by the end of 2025, will see the existing structure pedestrianised while the new bridge handles vehicle traffic. The proposed access point for the new housing estate would be directly off Lichfield Road.
Community Benefits and Green Spaces
The 'Canalside Living' proposal includes a mixture of two, three, four and five bedroom houses, with a commitment that 40% will be affordable homes. The development aims to create more than just housing, planning to deliver attractive green spaces and enhanced pedestrian routes along the Essington and Wyrley Canal.
A particularly notable feature is the inclusion of a 'uniquely designed' boardwalk, creating pleasant walking routes for residents and visitors alike. Miller Homes stated: "Our plans have been carefully designed to consider the existing landscape features of the site and to build a thriving canalside community."
The company added that the development would feature "green corridors and plentiful open spaces, creating an attractive living environment that encourages outdoor recreation and active travel."
With the outline planning application in preparation, local residents now have the opportunity to voice their opinions on a development that could substantially change the character of this West Midlands village.
